More Good News For Florida Victims Of MV Realty Fraud

MV Realty liens cancelled in Florida

Good news for the thousands of Florida homeowners who fell victim to the MV Realty scam: On February 13, 2025, Florida’s 13th Judicial Circuit Court issued a permanent injunction against MV Realty. This invalidated all homeowner benefit agreements signed on any date and prohibited MV Realty from collecting any fees.

Now, after some foot-dragging, MV has officially recorded terminations of the Memoranda of Homeowners Benefit Agreement. This effectively revokes the lien MV Realty put on the homeowner’s property. If you signed a Homeowners Benefit Agreement, you are now off the hook, and the title of your property has been cleared. Check with your county court’s recording department to confirm that the lien on your property has been lifted.

There is more to be done. But first, for the benefit of our more recent followers, here is a short history of the issue:

 

Brief History Of the Scam

Attorney Karp first brought the scam to the attention of the Attorney General after discovering an elderly client had signed a Memorandum of Homeowners Agreement with MV Realty. From 2018 t0 2022, the company used deceptive tactics to get vulnerable Florida homeowners to sign exploitative sales contracts. The contract, the “Homeowners Benefit Agreement,” offered a homeowner between $300 and $5,000 in exchange for giving MV Realty the exclusive right to sell the home for 40 years.

Once the contract was signed, the company filed a memorandum in the county the homeowner resided in, effectively putting a lien on the property and clouding the title. Under the terms of the agreement,  the homeowner, the homeowner’s estate or heirs had to pay 3% of the home’s value if they wished to terminate the contract. Over 9,000 Florida homeowners were bamboozled in this manner.

MV Realty’s license is suspended and it can no longer conduct business in Florida.

Now, Seeking Restitution 

MV Realty’s license is suspended and it can no longer conduct business in Florida. Still to be done: Restitution for homeowners who paid  early termination fees to be released from the fraudulent contract. The Florida Attorney General has been working on getting justice for these victims, and a trial date is scheduled for December 2025.
